I woke up this morning with the thought that there are many folks out there hoping to sell their houses soon . . . and the simple truth that the real estate market in Nashville and surrounding areas is still quite healthy and lucrative for those Buyers and Sellers who are "paying attention" and have the wherewithal to develop a LONGER TERM strategy.
I believe the purchase and/or sale of a home is LONG TERM PURSUIT in the sense that (assuming your purchase is for the purpose of securing an appropriate place for you and your family to LIVE) the "strategic plan" would be to find a house that would fulfill your needs for a minimum of 3 years . . . Otherwise, I'm not sure it merits the risk you face by "putting your house out there for sale" or committing to the purchase of a home you don't LOVE. The obvious exception would be the "life Changing events" such as job relocation or family crisis.
Following is a short list of tips along with an invitation from me:
If you own a house now and are considering a move:
- Call you REALTOR IMMEDIATELY for an initial consultation
- Create a VISION of what you want to accomplish with this move
- Where do you want to move?
- Describe the ultimate scenario . . .
- Why is it important for you to move now?
- What will it mean to you and your family when you move into the "right house"?
- WHEN?
- Consider the MONEY and be REALISTIC about this. Know that you will need to price your home very competitively to sell in this market . . . On the flip side, you will probably be able leverage any short-falls of equity when you buy a house.
Of CRUCIAL importance is CRYSTAL CLARITY as to your goals and intentions relating to what you want your life to look like after the closing of your new home. As soon as you have this clarity and KNOW why you are doing this, then you can move forward with a singleness of purpose that WILL produce results . . . the sale of your current home will become FAR less of a challenge from this perspective (a speed bump along the way).
Now that you know where you are going, we can develop strategy to get you there :-)
- FOCUS your attention on assessing the marketability of your current home.
- Go ahead and fix what you know is broken.
- Hire a Home Inspector to examine your home to give you a "punch list" of things to do
- Use what leverage you can to help you get your punch list accomplished - Don't even think about doing all of the work yourself.

- Hire a lawn service to start working on your house's curb appeal.
- Go ahead and paint any rooms that are crazy colors - Freshen up any dinged up paint
- Hire a bi-weekly cleaning service for your home
BOTTOM LINE:
BEFORE your house goes on the market . . . ASSESS THE CONDITION AND MARKETABILITY OF YOUR HOUSE
Then PREPARE yourself and your house for the "event" . . . Take care of yourself by taking advantage of any leverage you have (Your REALTOR and/or any other vendors who can take some of the work load off you). The actual putting of your house on the market is the GRANDE FINALE ... When your house hits the market, we are looking for as close to PERFECTION as possible.
Now . . .
Even after having done all of the above - It is now CRITICAL to price your home COMPETITIVELY . . . What this means, is that your house should appear in the Lower 1/3 of all comparable houses in the market. Prospective Buyers need to be WOWED by the CONDITION and the PRICE of your house . . .
They will BUY QUICKLY when they see VALUE!
